Ocean Beach Multifamily · San Diego 92107

Your Trusted Local Multifamily Advisor in Ocean Beach

Every apartment owner's next move depends on their season of life. I'll give you an honest opinion on your property and help you position it around what matters most to you, whether that's holding, improving, or selling.

Who I help

Ocean Beach families and local owners who want an advisor in their corner.

My approach

It starts with understanding your situation.

Every owner's situation is different, so I start with two things: where you are in life, and where your property is in its investment journey. A longtime owner thinking about legacy needs different advice than an investor ready to reposition or trade up.

That advice is grounded in Ocean Beach, where I specialize in 2-to-20-unit multifamily properties. I track every multifamily listing and sale in 92107, and I know the rents, the buyers, and how each of OB's submarkets trades differently. I'm boots on the ground, talking with local owners every day, so I often hear about opportunities before they hit the market. That works both ways, whether you're buying or thinking about selling quietly.

My goal is to be your resource and sounding board throughout your investment journey. You'll get straight answers and regular updates, and I'll still be a phone call away whether it's six months or six years from now. When it's time to sell, my goal is the highest and best price in a seamless transaction.

Whether you've owned in OB for decades or you're buying your first building, I'll help you make the right call for your property.

Local market intel

One San Diego neighborhood. One property type.

Ocean Beach is one of the last true beach towns in Southern California. The pier, the cliffs, Dog Beach, and Newport Avenue give it a bohemian, vintage California culture that's been around for decades, and the people who live here rarely want to leave the place they call home.

  1. 01

    A market of small buildings

Ocean Beach is mostly duplexes, cottage courts, and mid-century walk-ups on narrow lots. Pricing them takes comparables from the same few streets, not county-wide averages.

  2. 02

    Coastal rules that shape value

The 30-foot coastal height limit, the Coastal Overlay Zone, and the Ocean Beach Community Plan all set what a parcel can become. I read every property through that lens before it is priced.

  3. 03

    Rents, tenancy, and upside

Older buildings often carry long-term tenants and below-market rents. I underwrite in-place income against California rent-cap and just-cause rules so the upside is realistic.

  4. 04

Buyers who want to be here

Owners in OB tend to hold for decades, and many trades happen quietly. Working one neighborhood means knowing who is looking before a property is ever listed.

About

Tanner Watkins

Tanner is a third-generation San Diegan, and his ties to Ocean Beach go back long before his career in real estate. His dad and grandparents grew up on Harbor View Drive, just off Rosecrans. He was born and raised in North County, but some of his best childhood memories are right here: riding bikes down to the OB Pier, eating burgers at Hodad's, playing sports at Dusty Rhodes Park, exploring the cliffs, and hearing stories about the OB Spaceman.

After over two years at CBRE, where he completed over a dozen commercial real estate transactions, he now serves as a Multifamily Investment Advisor at Landmark Multifamily & Development. He works with private apartment owners to buy, sell, and unlock hidden value—spotting what others miss. But his ultimate goal is to support his clients as a trusted advisor—a sounding board, providing a safe space to navigate each decision with confidence, aligned to their personal goals and dreams for Ocean Beach.

Start with a number.

An opinion of value tells you what your building would sell for today. A rent comp survey shows where your rents sit. Either one is a simple request, with no obligation.
