Services · Ocean Beach, San Diego

An advisor in your corner, whatever you decide.

Selling, buying, or just working out what you have. Here is how I can help.

Whatever you hire me for, the job is the same: I represent you.

That means telling you what I really think, showing you the sales and rent numbers behind it, and bringing what I know about this neighborhood to your decision. No pitch, and no telling you what you want to hear.

Listing and disposition

Seller Representation

Selling is where having someone in your corner matters most. Before you list, I'll tell you what I think the building will sell for and show you the 92107 sales behind that number, even if it's lower than you hoped.

Then I get to work. I get the rent roll and financials in order, put the building in front of buyers who are looking in Ocean Beach, and push every offer on price and terms. I negotiate hard, I keep you posted without being asked, and I stay on it through the close of escrow.

Acquisitions

Buyer Representation

Buying in OB means sorting the good buildings from the ones that only look good on paper. I'll check the seller's numbers against real rents and expenses, flag what the zoning and coastal rules allow, and tell you plainly when a deal doesn't pencil.

Use me as a sounding board as much as an agent. Bring me a listing, a rumor, or a half-formed idea and I'll help you work out whether it fits. There's never much for sale here, so I'll dig for options too, and when the right one turns up I'll negotiate it hard.

The easy first step

Property Valuation

Curious what your building is worth? This is the easy place to start. Send me the address and I'll put together an opinion of value from recent Ocean Beach sales, your current rents, and the condition of the property.

You'll see the sales I used, so you can check my thinking. There's no obligation, and you don't need to be thinking about selling. Plenty of owners just want to know where they stand.

A quick check-in

Rental Comps

Not sure your rents are keeping up? I'll pull together what comparable units near your building are renting for, so you can see where yours sit.

It's a low-key way to check in on your property, and handy to have before a renewal or a vacancy.

Selling one, buying another

1031 Exchange Guidance

Selling one investment property to buy another? A 1031 exchange can let you defer capital gains tax, but the deadlines are strict. I'll help you plan the timing, line up replacement properties, and stay coordinated with your qualified intermediary and tax advisor.

I'm not a tax professional, so the tax advice comes from them. My job is keeping the real estate side on schedule.

Getting more from the building

Value-Add and Repositioning Strategy

Some buildings have more in them than their current rents show. I'll walk the property with you and talk through what's realistic: which upgrades tend to pay for themselves, what rents the improved units could support, and how California's rent rules shape the plan.

Sometimes the honest answer is to leave it alone, and I'll say so.

Adding units

ADU & Redevelopment Advisory

California has made it easier to add accessory dwelling units to multifamily lots, and some OB properties have room for one or more. I'll help you get a first read on what your lot might allow, how being in the coastal zone affects the process, and whether the added rent justifies the cost.

You'll still need an architect and a contractor for design and permits. My part is helping you decide if it's worth pursuing.

Protecting your position

Market and Negotiation Strategy

Where you set the price and how you handle the back-and-forth decide most of the outcome. I'll show you the Ocean Beach sales and rents behind a number before you commit to it, whether you're listing a building or writing an offer.

Once the other side is at the table, I negotiate price and terms with those numbers in hand, and I'll tell you plainly when I think it's time to hold firm or walk away.
